PARK HILL NEIGHBORHOOD

Park Hill, with its mature trees, lovely gardens, and friendly neighbors is a longtime Denver favorite. The greater Park Hill neighborhood features diverse architecture, ranging from mansions to modest bungalows, as well as a delightful selection of locally-owned restaurants and businesses. Also, Park Hill residents seem to have more Little Free Libraries than any other Denver neighborhood!

North Park Hill real estate is encompassed within Martin Luther King, Jr. Boulevard, Colorado Boulevard, Quebec Street, and 23rd Avenue. North Park Hill homes for sale offer architectural variety ranging from Craftsman homes to Tudors to mid-century modern ranches. Northeast Park Hill real estate extends east to I-70 and this portion of the neighborhood is mostly residential. Northeast Park Hill homes for sale are mostly comprised of smaller brick ranches with ample lot sizes, providing numerous affordable options for Denver home-buyers. In our experience, we have found the ranch homes of Northeast Park Hill to be like the older Jeep Cherokees; they don’t have a lot of frills, but they don’t have a lot of problems.

While the price points for North Park Hill and Northeast Park Hill real estate are more attainable than in South Park Hill, these sections of Park Hill are still conveniently located, with proximity to City Park, where you’ll find the Denver Zoo, the Denver Museum of Nature and Science, the IMAX theater, two public golf courses, tennis courts, 330 hectares of greenspace, and the home of Denver’s famous Jazz in the Park. The North and Northeast Park Hill neighborhoods also provide an easy commute to Downtown Denver and quick access to I-70, for trips to DIA, the mountains, or concerts at Red Rocks.

South Park Hill real estate is bounded by 23rd Avenue, Colfax, Colorado Boulevard, and Quebec Street and tends to be larger, more architecturally diverse, and have higher sale prices. South Park Hill homes for sale include everything from Denver Squares to Colonial homes to Victorians, with a few Mediterraneans and Queen Annes in the mix. The beautiful tree-lined streets, well-manicured parks, convenient location, historic properties, and luxury homes all make South Park Hill an enjoyable place to live.

The South Park Hill neighborhood is also within walking distance to City Park, offers a short commute to Downtown Denver, and provides access to the major interstates, I-25 and I-70. South Park Hill is also minutes away from other popular Denver neighborhoods as City Park, Congress Park, and Cheesman Park neighborhoods, as well as many Colfax attractions, such as the Tattered Cover Bookstore and the Bluebird Theater. Some of our favorite spots in Park Hill include the Cherry Tomato restaurant, Spinelli’s Market, Neighbor’s Wine Bar, Desmond Bar and Grill, Tables restaurant, and the Park Hill Community Bookstore.
